Mechanical Technical Services Manager – Public Sector & Commercial Fit-Out – London
We are seeking a highly experienced Mechanical Technical Services Manager to lead the mechanical services coordination and delivery on major public sector and commercial fit-out projects across London. This role is pivotal in ensuring the successful integration, quality, and performance of mechanical systems on complex, often live, construction sites.
Key Responsibilities:
Serve as the lead mechanical authority across projects from Stage 3 design through to commissioning and handover.
Manage the review, coordination, and technical approval of mechanical designs, contractor design portion (CDP) submissions, and technical queries.
Conduct detailed mechanical tender reviews, gap analysis, and assist in procurement and scope validation of mechanical subcontract packages.
Lead mechanical services coordination meetings with consultants, contractors, and client teams to ensure seamless integration.
Ensure all mechanical installations are delivered safely, on time, and in line with specifications, regulatory standards, and project quality requirements.
Oversee and develop commissioning strategies, witnessing protocols, and O&M documentation for mechanical systems.
Support post-handover activities such as seasonal commissioning, client training, and defect resolution related to HVAC, BMS, and public health systems.
Mentor junior technical services staff, and provide technical leadership to site managers and delivery teams on mechanical issues.
Requirements:
Proven experience delivering mechanical systems on Public Sector Frameworks (e.g., NHS, DfE, MoJ) is strongly preferred.
Expertise in managing mechanical systems on occupied or live environments, with a strong awareness of stakeholder impact and operational constraints.
Strong background in HVAC, public health, plantrooms, risers, and BMS systems within fit-out and refurbishment contexts.
Ability to manage the interface between mechanical design, commercial controls, procurement, and on-site delivery teams.
Familiarity with commissioning management, validation techniques, compliance requirements, RAMS, and soft landings.
Proficient in software tools such as MS Project or Asta, and knowledgeable in producing and managing technical documentation, including commissioning plans and O&M manuals.
Degree or trade-qualified in Mechanical Building Services or related discipline.
Certifications: SMSTS, CSCS, First Aid (mandatory).
