Site Manager 

New Build Development (Cork, Ireland)

Our client is a leading Irish general contractor with a turnover of approximately €500m, delivering a diverse portfolio of commercial, education, public sector, residential, and civil engineering projects across Ireland and the UK.
Due to continued growth, they are seeking an experienced Residential Site Manager to lead the delivery of a major new build mixed-use development in Cork. The scheme comprises approximately 330 residential units, including apartments and houses, alongside associated commercial, retail, and community spaces.
The successful candidate will take full responsibility for day-to-day site management, ensuring safe, efficient, and high-quality delivery of works in line with programme, design requirements, and budget. You will lead site teams and subcontractors across multiple work fronts while maintaining strong coordination with project management, design, and commercial teams.

Key Responsibilities
• Manage day-to-day site operations across a large-scale residential and mixed-use development
• Lead site teams and subcontractors to ensure safe, efficient, and coordinated delivery of works
• Drive construction programme, sequencing, and short-term planning activities
• Ensure all works are delivered in line with drawings, specifications, and quality standards
• Monitor progress against programme milestones and implement recovery actions where required
• Enforce strict health & safety standards and promote a strong safety culture on site
• Coordinate with engineering, design, and commercial teams to resolve site issues
• Carry out regular site inspections and quality control checks
• Manage subcontractor performance, productivity, and site logistics
• Support coordination of infrastructure, utilities, and enabling works interfaces
• Ensure accurate site reporting including progress updates, QA records, and daily logs
• Liaise with client representatives, consultants, and senior management as required
• Support commissioning, snagging, and handover of completed residential units and commercial spaces

Key Requirements
• Proven experience as a Site Manager on large-scale residential or mixed-use developments
• Experience delivering multi-unit housing schemes (apartments and/or housing estates) essential
• Background working with a main contractor on large-value projects
• Strong understanding of construction sequencing, logistics, and site coordination
• Excellent knowledge of health & safety regulations and site compliance
• Ability to manage multiple subcontractors and overlapping work fronts
• Strong communication, leadership, and problem-solving skills
• Experience with quality assurance, snagging, and handover processes
• Ability to read and interpret drawings, specifications, and programme information
• Relevant construction qualification preferred (Construction Management, Engineering, or Trades background with progression)
