Project Manager

Our client is a leading Irish main contractor with a turnover of approximately €500m, delivering high-quality construction projects across residential, commercial, education, public sector, and civil engineering sectors throughout Ireland and the UK.
Due to continued growth within their residential division, they are seeking an experienced Project Manager to take full responsibility for the delivery of a major new build mixed-use development in Dublin. The project comprises a large-scale residential scheme including multiple apartment blocks and housing units, alongside associated commercial, retail, and community amenities, forming a key urban regeneration development.
The successful candidate will oversee the project from pre-construction through to completion and handover, ensuring delivery is achieved safely, on programme, within budget, and to the highest quality standards. You will lead site and project teams while acting as the primary interface with the client, design consultants, subcontractors, and internal stakeholders.

Key Responsibilities
• Take full responsibility for delivery of a major residential and mixed-use development project
• Lead all project activities from construction stage through to completion and final handover
• Develop, manage, and drive the overall project programme, ensuring key milestones are achieved
• Oversee Site Managers, Engineers, and subcontractor teams across multiple work fronts
• Manage project budget, cost control, and commercial performance in coordination with QS teams
• Ensure strict compliance with health & safety regulations and company procedures
• Lead coordination between design, engineering, and construction teams to ensure smooth delivery
• Chair regular site, progress, and coordination meetings with subcontractors, consultants, and client representatives
• Monitor construction progress and quality, implementing corrective actions where required
• Identify risks, delays, and issues, and implement mitigation and recovery strategies
• Oversee procurement and subcontractor management in conjunction with commercial teams
• Ensure effective communication and reporting to senior management and client stakeholders
• Drive commissioning, snagging, and successful handover of completed residential and commercial units

Key Requirements
• Proven experience as a Project Manager on large-scale residential or mixed-use developments
• Strong background working with main contractors on major construction projects
• Experience delivering multi-unit residential schemes (apartments and/or housing developments) essential
• Strong understanding of construction sequencing, programme management, and project controls
• Excellent leadership and team management skills across multidisciplinary site teams
• Strong commercial awareness and ability to work closely with QS and commercial teams
• Excellent stakeholder management and client-facing communication skills
• Strong knowledge of health & safety legislation and best practice
• Ability to manage complex projects with multiple interfaces and overlapping work packages
• Degree or equivalent qualification in Construction Management, Engineering, or related discipline preferred
