Our client is a leading Irish main contractor with a turnover of approximately €500m, delivering a diverse portfolio of residential, commercial, education, public sector, and civil engineering projects across Ireland and the UK.
Due to continued growth within their residential division, they are seeking an experienced Quantity Surveyor to join the commercial team on a major new build mixed-use development in Dublin. The scheme comprises a large-scale residential development including multiple apartment blocks and housing units, alongside associated commercial, retail, and community amenities, forming a key urban regeneration project.
The successful candidate will be responsible for managing the commercial and contractual aspects of the project, ensuring costs are controlled, value is maximised, and all works are delivered in line with budget and contract requirements. You will work closely with the Project Manager, Site Manager, Engineers, and subcontractors to support successful project delivery.

Key Responsibilities
• Manage all commercial aspects of a large residential and mixed-use development
• Prepare, review, and submit interim valuations and applications for payment
• Monitor project costs, budgets, forecasts, and cash flow
• Procure and manage subcontractor packages in line with project requirements
• Administer variations, change orders, and contractual claims
• Conduct subcontractor negotiations and manage commercial agreements
• Produce accurate cost reports and financial updates for senior management
• Support project teams with commercial advice and risk management
• Measure and value works completed on site in accordance with contract terms
• Liaise closely with site teams to ensure alignment between commercial and operational delivery
• Assist in dispute resolution and contractual correspondence where required
• Ensure compliance with contract conditions and company commercial procedures

Key Requirements
• Proven experience as a Quantity Surveyor on large-scale residential or mixed-use developments
• Strong background working with main contractors on multi-unit residential schemes essential
• Solid understanding of construction contracts (NEC, JCT, or equivalent)
• Strong commercial awareness and cost control capability
• Experience managing subcontractor packages and procurement processes
• Ability to interpret drawings, specifications, and programme information
• Strong negotiation, communication, and stakeholder management skills
• Good understanding of construction sequencing and site operations
• Degree or equivalent qualification in Quantity Surveying, Construction Management, or related discipline
