Our client is a leading Irish main contractor with a turnover of approximately €500m, delivering high-quality projects across commercial, education, public sector, residential, and civil engineering sectors throughout Ireland and the UK.
Due to continued growth, they are seeking an experienced Project Manager to take full responsibility for the delivery of a major new build mixed-use development in Cork. The scheme comprises approximately 330 residential units, including apartments and houses, as well as associated commercial, retail, and community facilities.
The successful candidate will be responsible for overall project delivery from pre-construction through to handover, ensuring the scheme is delivered safely, on programme, within budget, and to the highest quality standards. You will lead a multidisciplinary team and act as the key point of contact for the client, consultants, subcontractors, and internal stakeholders.
• Take full responsibility for delivery of a large-scale residential and mixed-use development
• Lead project execution from construction phase through to final handover and completion
• Develop and manage overall project programme, ensuring key milestones are achieved
• Oversee site teams, including Site Managers, Engineers, and subcontractors
• Manage project budget, cost control, and commercial performance in coordination with QS teams
• Ensure strict compliance with health & safety regulations and company procedures
• Lead coordination between design, engineering, and construction teams
• Chair progress meetings with subcontractors, consultants, and client representatives
• Monitor construction quality and ensure works are delivered to specification and standards
• Identify risks, delays, and issues, implementing mitigation and recovery strategies
• Oversee procurement and subcontractor management in conjunction with commercial teams
• Ensure effective communication and reporting to senior management and client stakeholders
• Drive commissioning, snagging, and successful handover of completed units and facilities
• Proven experience as a Project Manager on large-scale residential or mixed-use developments
• Strong background working with main contractors on major construction projects
• Experience delivering multi-unit residential schemes (apartments and/or housing developments) essential
• Strong understanding of construction sequencing, programme management, and project controls
• Excellent leadership and team management skills across multidisciplinary site teams
• Strong commercial awareness and ability to work closely with QS and commercial teams
• Excellent stakeholder management and client-facing communication skills
• Strong knowledge of health & safety legislation and best practice
• Ability to manage complex projects with multiple work fronts and interfaces
• Degree or equivalent qualification in Construction Management, Engineering, or related discipline preferred
