Residential Estimator – Dublin – High-Rise Residential
Locally based candidates only

We are partnering with a Tier 1 contractor delivering high-profile residential developments across Dublin. They are seeking an Estimator to play a key role in the successful delivery of a high-rise residential project.

Responsibilities

•   Subcontractor Pricing Review & Levelling
Lead the interrogation, comparison, and alignment of subcontractor quotations across key work packages, with particular focus on Mechanical and Electrical elements within high-rise residential schemes.
•   Procurement of Trade Packages
Manage the end-to-end procurement process for major subcontract packages, including issuing enquiries, analysing returns, clarifying scope, and supporting subcontractor selection.
•   M&E Cost & Scope Awareness
Apply a working understanding of Mechanical and Electrical systems to assess pricing accuracy, ensure scope coverage, and identify inconsistencies or coordination risks within subcontractor submissions.
•   Commercial Risk & Opportunity Analysis
Identify commercial risks, exclusions, and value engineering opportunities across all packages, supporting the development of competitive and robust tender positions.
•   Cross-Functional & Client Engagement
Collaborate with internal teams across pre-construction, design, and delivery, and contribute to client-facing discussions where required, maintaining the standards expected within a Tier 1 contractor environment.

Requirements

•   Proven experience in a Quantity Surveyor or Commercial role, ideally within a main contractor environment delivering large-scale residential or mixed-use developments.
•   Strong track record in procuring and managing subcontract packages, with the ability to interrogate, level, and align multiple tender returns effectively.
•   Relevant Degree level qualifications or equivalent trades background
•   Must be based within a commutable distance of Dublin
