Project Manager – Residential – Cork We are currently partnering with a Tier 1 Main Contractor with bases across Ireland who have seen success across a number of projects. Due to continued success, there is now the need for an experienced Project Manager to join the team on a Residential construction project. Responsibilities • Lead Full Residential Project Delivery Requirements Must have 10+ years’ experience in a similar role Benefits €110,000 - €115,000 + Package (Including car, healthcare, pension etc.)
Take full responsibility for delivering the residential development from pre-construction to final handover, ensuring all phases—including groundworks, structure, envelope, and fit-out—are completed to programme, budget, and quality standards while meeting all client and regulatory requirements.
• Direct Site Operations & Subcontractor Performance
Manage daily site activities by coordinating subcontractors, suppliers, and internal teams to ensure efficient sequencing of works, smooth workflow, and strict adherence to design drawings, building regulations, and residential construction best practices.
• Manage Client, Design & Stakeholder Interfaces
Serve as the main liaison for clients, design consultants, local authorities, and internal leadership, providing regular progress updates, chairing coordination meetings, and proactively resolving design, planning, or site-related issues to keep the project on track.
• Control Programme, Cost & Project Risk
Monitor construction progress against the master schedule and cost plan, identifying delays, risks, or commercial impacts early while supporting the commercial team with variations, forecasting, reporting, and implementing mitigation strategies to safeguard project objectives.
• Ensure Safety, Quality & Regulatory Compliance
Promote and enforce the highest standards of health, safety, quality, and environmental compliance on site by leading audits, ensuring statutory documentation is maintained, embedding a strong safety culture, and guaranteeing that workmanship meets required residential standards.
Must have excellent communication skills (both written and oral)
Must be based within a commutable distance of Cork
